A Guide to our Lettings and Points Scheme

Introduction

Daventry District Council operates a Common Housing Register for 13 Housing Associations in the district. Nominations sent must be done so in accordance with the Housing Law and our own policy. You only need to complete one application form. 


The House Act ensures that reasonable preference is given to:

 

  1. People occupying unsanitary or overcrowded housing or living in unsatisfactory housing

  2. People who are homeless

  3. People who need to move on medical or welfare grounds

  4. People who need to move to a particular locality to avoid hardship to themselves or others

  5. People who we have a duty to house under homeless law

 

Our Policy is based upon the above categories. Each application is given a points total according to the Policy and nominations are normally let to those in greater housing need.

 

Who Can Apply?

We accept applications from anyone aged 18 or over. Applicants who are 16 years old can be considered provided that either Children and Young Family Services Department or a suitable responsible adult is prepared to act as a rent guarantor. The council is committed to ensure that its potential or current applicant is not treated less favourably on the grounds of sex, marital status, race, nationality, ethnic or national origin, colour, disability, age or sexual orientation.

 

 

The Points System

Each applicant is assessed and given a points value according to the following scheme:

People Who Are Homeless Points
Threatened with homeless eg have a legal notice to quit 15 Points
People who we have a homeless housing duty to Points
Those intentionally homeless 15 Points
Homeless at home 50 Points
Homeless and in temporary accommodation 20 Points
Rent (Agriculture) Act 1976 Points
Duty to assist displaced occupier 35 Points
People living in unsatisfactory or unsanitary housing conditions Points
Each element 15 Points
Overcrowded housing conditions Points
1 bedroom short 5 Points
2 bedroom short 10 Points
3 or more bedrooms short 15 Points
Under occupation Points
Transfers from under occupied Council or Housing Association properties in the district Elderly person/s wishing to transfer from family to elderly person accommodation 70 Points
Others: for each spare bedroom for those transferring from larger to smaller accommodation 15 Points
People with a need to move to avoid hardship to themselves or others Points
The need to move from one area to another for such things as support from relatives, special schooling, getting to work, confirmation will be required 10 Points
